The Real Estate Industry is going through some dramatic changes and its coming down to information and where you are getting it from. Previously a house was listed with an agent and got more exposure because they were able to put it into the MLS system which every agent had access to. There are currently 38,000 active licensed agents in Atlanta. This system is so big and very organized. Most homes are sold through an MLS system, but it's main drawback is the cost to get your home in the system. A seller would have to list their house with a realtor and usually pay a 6% - 7% commission. However today there are so many tools that a FSBO can use to get his home exposed other than the traditional drive by yard sign and newspaper. Still the FSBO market is not centralized and a buyer has to look at many different sites and the newspaper and actually drive by the home to find a FSBO. It is a market nitch that is strong and getting more easily accessible through the internet everyday.
Therefore a seller who wants to sell his house has several options. They can list with a traditional agent and put your home in MLS for another agent to sell. This is easily the best method and has the best success but it is also the most expensive. The seller can try for sale by owner and spend alot of money with the newspapers and running ads on the internet with multiple companies but that can also get expensive but it is a viable alternative but this way lacks exposure. Another problem with FSBO is if a buyer is in the area and they call the yard sign, they may leave a message for the seller. If the seller does return the call, the issue resides in getting the buyer to come back into the area to look at the house. This comes down to just connecting with the prospective home buyer. So what does a seller do who wants to sell his house and save money?

Since we have an open listing with the seller we ae able to market your home here as well. If they call us, we will refer the buyer to you directly and if they do not have an agent it will save the selling commission also. This is a way to save thousands of dollars in real estate commissions.
