Here is a list of the 38 marketing tools that we will be utilizing to help you sell your home. All are included in your $495 Flat Fee. We have carefully searched the market to find the best way to sell your home quickly, and at the best price possible. Other companies will try to match our up front price but their back end prices are always higher. J. Tillman Realty is the best value to sell your home in the Atlanta market.

1. FMLS: First Multiple Listing Service includes territory mainly north of I-20, but it is now branching south of I-20. The FMLS has the advantage of being a very easy systems for agents to use. This is one of the places where we will add 8 photos of your home. Because we are very detailed in filling out all the information, your home will get the best possible exposure in this listing services. We will be right there with you every step of the way so that together we can best describe your home to both potential buyers and their agents.
2. GAMLS: In its origins this real estate service mainly covered areas south of I-20 but like FMLS has grown to include areas north and for a lot of companies this is their main listing service. Again here is where we will put up to 8 pictures of your home. With the combination of these two sites, your house is exposed to every real estate agent in Atlanta. You need to be in both to have your house exposed to all, not just part, of Atlanta.
3. Comparable Market Analysis or CMA: We will pull from the FMLS and the MLS to obtain information about homes actively for sale and recently sold homes in your area. With that information, we can help you can price your house according to comparable sales. Put Jay Tillman's education and experience in real estate appraisal to work for your benefit. When you use J. Tillman Realty, you get the best of both worlds—you can price your home to sell AND put more money in your pocket.
4. Customer Service with Excellence: We are committed to superior customer service! One of our agents (that average over 10 years of experience!) will come to your house when you are ready to list and help you set your price. All you have to do is fill out the proper forms. We will be right there to give you perceptive advice on how to sell your home. We will also give you a step by step guide to let you in on how the whole selling process works. We want you to have all the information and tools possible to successfully sell your property.
5. Free Changes & Updates: There is no charge for changes! What if you decide to change your price, text, or commission? No problem! Just email us or call us, and we will handle that for you. We offer you flexibility and freedom to adjust your strategy any time you want.
6. Realtor.com: Realtor.com is the world's #1 home searching website, You definitely need to have your home here! And we will put your home on this website for you, along with 8 photos and a custom banner (to make sure you get noticed). This type of large, color "Showcase Home" profile on Realtor.com costs a little more, but because we are committed to selling your home, we will cover the cost for you! We want you to get the most exposure you can get—without paying a huge commission. Most traditional (and full-priced) agents simply don't utilize this essential tool, but we want to set ourselves apart from every other company. We offer this service as part of our $495 Flat Fee.
7. Other Real Estate Companies Web Sites: We don't stop with the basics! Because you now have J. Tillman Realty working for you, your home is picked up by all major real estate websites and on the sites of individual agents that search the FMLS and the MLS.
8. Open Listing Agreement: Once again, we are stepping up to offer you more than most other companies for a lower cost. Because we give the exclusive right to sell to buyers without an agent---you get the best of both worlds. Real estate agents will find your property through the FMLS and MLS and will bring you buyers, and you will pay only the amount of commission you agreed to pay at closing, But what if a buyer without an agent finds your house—on a website (such as Realtor.com), or from your yard sign, or a referral? Then you pay absolutely no commission! It's easy to see how J. Tillman Realty can save you thousands of dollars.
9. Contract Negotiation Support: Contracts can be tricky and confusing. When the time comes for negotiation, we will be there to help you, whether your buyer comes through a real estate agent, or whether they come on their own. This is just one more way that we stand out from other real estate companies. Our years of real estate experience at negotiating are at your disposal. We will look at your particular circumstances and advise you in what is the standard procedure and what your options are. At each point of negotiation, we will be there to offer you all the help you need. All of our agents are long-term Re/Max agents and are exceptionally skilled in this area of real estate sales.
10. Relocation Companies: These companies target anyone new to the Atlanta area exposing your home to potential buyers that wouldn't have seen your home otherwise.
11. Allthelistings.com: A for sale by owner website that is picked up by all major For Sale By Owner Companies and their websites so that your property is sure to gets as much varied exposure as possible. We aren't overlooking anything!
12. Jaytillman.com: Now through our own website, buyers will see all of our active listings displayed, and that includes yours.
13. Large & Attractive Yard Signs: We supply you with a professional real estate yard sign. We are concerned for you privacy. Since we offer commission structures ranging from discount to full service, no one will know which plan you have chosen. That is important so that you can keep your home being viewed by traditional agents. (We are very familiar with how the system works as we have been with Re/Max for over 10 years.)
14. Purchase and Sale Agreement: We want to make your experience with us as efficient as possible. That's why we give you easy access to the Georgia Association of Realtor's form and all addendums that are needed to make your closing go smoothly. Do you already have a buyer and just need help filling out the forms! Just call us. We will assist you—which will, again, save you the buyer's agent commission.
15. Sellers Property Disclosure: This is yet another form from the Georgia Association of Realtors which the buyer needs to have before writing a contract. This form is very important! Please let us help you when filling in this disclosure.

23. 24/7 Support: Once you list with J. Tillman Realty, we are committed to taking care of you. You will be given a code with which you can access a private customer support for our clients only. Everyting from the critical forms you need for a sale to tips on selling will be right at your fingertips. You will also have access to a guide that will let you know what to do next. We want to answer all of your questions. We are committed to customer service, and this is just another way we serve you better for less.
24. Think of an Auction: Do you need to sell now? Then an auction is your answer. We can arrange to have your home auctioned off and sold the very day you need your home sold. Auctions provide an exciting and fast option open to you through J. Tillman Realty.
25. Pre-Qualified Buyers: When the time comes to close, you need to feel comfortable with the sale. We have a lender prequalify your buyer before doing a contract.
26. You Need Feedback: Our lockboxes are specially designed to give us the names and phone numbers of agents who have gone in to view your home. Perhaps the agent or buyer had some objections. If so, we can use this feedback to eliminate those objections for the next buyer. The information we gather, gives you one more powerful tool to sell your home. Agents have done this for years, but now we've made it available to you, the home-owner—without paying the listing commission!
27. Rent or Lease Purchases: Maybe you just want to get someone to make the payments while the house is vacant or while you're not ready to sell? If you decide to go with the Rent or Lease Option, we will allow you to change your information to reflect exactly what you want. 28. Create Your Own Flyer: Through our website, the clients of J. Tillman Realty can make custom flyers for their houses. If you want us to make the flyer for you, we can also do that for a small fee. With J. Tillman Realty, you have so many options to customize our services to your needs.
29. Public Remarks: This is very important. Using the public remarks, we will customize your ad for the FMLS & MLS. This is a big selling tool. Also, on every web site such as Realtor.com, we enter your home with be a customized advertisement specific for your house. We want you to sell your house and save money.
30.Home Warranty: Warranties have become very popular in the Atlanta market. The home warranty that we offer covers all the major systems in the home for one full year after closing at a usual cost of around $389. The peace of mind that a warranty gives both the seller and buyer is invaluable, especially if you're dealing with an older home. We can arrange this and have the policy at closing for you. Now working with our preferred lender, they will purchase the home warranty for you. Please call us if you would like more details.
31. Duration of Home Warranty: As long as your home is listed, your home is under warranty.
32. Special Partnerships: J. Tillman Realty has teamed up with several companies to offer more services at discount prices. We have partnerships with termite companies, loan officers, attorneys, handymen, painters and much much more.
33. If You Change Your Mind: What if you decide, for any reason, not to sell your home? No problem! We will let you out of the contract for a small fee.
34. Buyer Contact: If a buyer calls us about your property, we give them your phone number. That way you can avoid the commission. We are available Monday to Saturday, 9:30 a.m. to 6:30 a.m.
35. Closing Costs: Sometimes who pays the closing costs is a sticking point during contract negotiations. We can help. By using our preferred lender we can contribute up to $4000 of closing costs to help get the deal finalized and again save both the buyer and seller thousands.
36. Free Cruise or Vacation: Use J.Tillman Realty and Vertical Mortgage for your next closing and we will send you on a cruise for 2 to the Western Caribbean, The Bahamas, or Mexico Baja or a vacation for 3 days and 2 nights to Las Vegas, Orlando, San Francisco, San Diego or Reno. These are top of the line cruises and hotels. You will have a Great Time on us.
37. Review HUD Statement: Priot to closing we will go over the settlement statement and make sure all the numbers are correct and if any changes need to be made we will notify you and or the closing attorney.
38. Money Back Guarantee: Of course, there are some rules that apply, but we sincerely want you to become one of our many happy and satisfied customers. That way, hopefully, you'll refer more business to us.
AT CLOSING WE CHARGE A SMALL FEE OF .0034 (OR 1/3 OF 1%) OF YOUR SALES PRICE. (Out of that we pay the FMLS & MLS fees. That's a lot less than normal 6% charged by traditional agents.)

Buyers can fall in love with your home before they ever set foot in it, while they are sitting at their own computer! Virtual tours of your home are available starting at $99.00. A link is also added to Realtor.com so that your virtual tour can be viewed from that website as well.
3. Extra Photos of Your Home: At the initial listing appointment, we will take the pictures for you for 50.00. Those photos will be placed on all websites and the FMLS and MLS, giving you the best and the most exposure.
